What is a Residential Quick Flip?
This is a situation where InveSTORE.net, Inc acquires rights to a property and does one of two things: 1: Wholesale to another investor for a nominal fee or 2: Renovates the property and re-sells it for retail price to an end buyer/user.
How will I secure my investment on a renovation project?
Joint Venture Partnership Agreement: as each project is different, contributions required and profit shares distributed will depend on the situation. This will be determined up front. We put everything in writing. All parties sign a legal, binding, written agreement
Is there any risk involved?
As with all investments, whether they be real estate related or not, all investments have some degree of risk. In order to mitigate this risk, we encourage all potential investors to do their due diligence, ask us questions, etc. We will do everything we can to lower the risk however real estate is also subject to market fluctuations and cycles. We do our best at predicting and flowing with these cycles however ultimately we have no control over them. After all, we too have a vested interest in all these properties.
What is ROI and why is it important?
ROI stands for "Return on Investment". This is a simple calculation that compares the profitability of different investment opportunities. To calculate this, divide your total profit by the amount of your initial investment. ROI's are typically annualized so the amount to reflect returns if less than a full year. For example, if your initial investment was $10,000.00 and you received $1000.00 in profit after one year, ROI = $1000/$10,000 = 10%. If you accomplished that same $1000 in 6 months, your effective ROI is actually 20% (annualized).
How long will be my money be in this investment?
Historically, our residential quick flips range from 4-6 months. Marketing times may vary.
What if the property does not sell?
In our experience, all properties sell at the right price. Our pricing strategies are always in line with the market. We do extensive market research prior to setting any sales price of our homes.
Are there any fees to do a residential quick flip with InveSTORE.net?
On a wholesale deal, an assignment fee is added to the contract price. The other type of quick flip would be a renovation project. All renovation projects have a $5000 developer fee. This is added to the total construction costs and is reflected in the profit worksheets and ROI's presented on each project. This fee is for the valuable time and resources spent to bring you the best real estate opportunities available in the market today! How are proceeds distributed?
You, the investor, are our most valuable asset. Everything we do is at the highest integrity with your best interest at heart. After all constructions costs, fees and expenses are paid, the remaining proceeds are divided as follows: First, 100% of your initial investment is returned to you. Then profits are split according to previously agreed percentage share.
What are the tax ramifications of my investment?
As we are not CPA's, we recommend seeking the advice of your own competent professional. Generally, we issue 1099's for any profit you receive above and beyond your initial investment.
What if I need my funds out prior to the retail sale of the property?
With enough notice, you may have the ability to sell your interest prior to the close of the project. We will do our best to accommodate special requests. The resolution is determined by vote from all members of the joint venture partnership.
Am I allowed to participate in the renovations?
Sure! If you want to get down and dirty and pick up a hammer, we encourage it. We will have you sign a waiver however releasing InveSTORE.net of all liability of injury on the jobsite. If you want to be involved in the feedback, design, labor or any other contributions, please let us know and we'll accommodate!
